NewWork enters Polish market of serviced offices
NewWork, a serviced offices operator from Hungary, opened its first location in Poland. 3,200 sqm of flexible office space is now available in Warsaw’s Wilanów in Wilanów Office Park and plans to open another 10,000 sqm of serviced office space by the end of 2018.
NewWork Serviced Offices is part of the Hungarian Property System Group. In Budapest the operator is ranked number two in the market and will extend its current position from seven locations and 13,000 sqm to 10 locations and 20,000 sqm till end of 2018. NewWork offers fully equipped offices, along with administrative and technical support with an option of short-term lease. Serviced offices usually have a cellular layout, providing users with comfort and privacy.
“Our offer is not intended for start-ups. Our clients are primarily companies with an established position in the market. We do not focus on fancy interior design but on providing tenants with what they need the most – space for development available immediately and on flexible terms,” says Konrad Szaruga, Managing Director of NewWork Serviced Offices in Poland.
NewWork’s ‘Corporate Corner’ is a flexible and practical solution for businesses looking for turnkey spaces with the benefit of networking opportunities with employees from other companies at the same place. Potential tenants can virtually tour spaces using Holobuilder for a 360 degree view of the office.
“We are planning to have five locations in Warsaw by the end of 2018. Poland is extremely important for us as the biggest country in CEE. We also want to develop in Prague and Kiev. In the second quarter of 2018 we will start our operations in Ukraine, in the Globus shopping mall. Our journey had just began. Till the end of 2018 we will extend our portfolio to 40.000 sqm,” says Hubert Abt, CEO of Property Systems Group.
According to Savills, as far as flexible workplaces are concerned, Warsaw is Poland’s largest market with nearly 84,000 sqm of flexible office space available in 95 locations. Serviced offices and co-working space account, respectively, for 44,000 sqm and 40,000 sqm of the aforementioned space. According to Savills report “Flexible workplaces in Poland”, the United Kingdom is Europe’s largest flexible workplace market with more than 1,100 flexible office space locations in central London.
“Flexible work places are now undoubtedly in fashion. Co-working is a novelty, but serviced offices are present in the Polish market since the mid-90s, thanks to Regus. Now NewWork is also joining this group. The popularity of services including flexible lease conditions will grow. The main reason for this is the increasing demand for office space intended for short-term projects. Additionally, as the new international reporting standards will enter into force in 2019, some companies currently using a traditional form of lease contract may take flexible contracts under consideration,” says Jarosław Pilch, Head of Office Tenant Representation at Savills.
